What building on your own land involves

Building on land you already own comes with questions that need to be answered before design and construction begin.

Soil conditions, septic feasibility, setbacks, access and zoning can all affect what you can build and what the project will cost.

We look at those factors early so you can have a more realistic picture of the project and potential costs before plans are finalized.

Custom homes built on the land you own

We start with your property. Before anything gets drawn, we look at the land and tell you honestly what it will support.

From there, you shape the home. Layout, room sizes, ceiling heights, materials, finishes and selections are yours to choose.

One homeowner decided to change her fireplace design partway through her build and wanted doggy doors added for her pets. We worked with her to make both changes happen, and coordinated directly with her architect to adjust the original blueprints.

That flexibility is part of how we approach custom home building. Learn more about our custom home construction services, or call to discuss your lot.

How we build: our four-step process

Step 1. Design and planning

We talk through your vision, your land and your budget honestly. Then we turn that into real plans with real pricing attached.

Lori guides the design and selection process. Clients have specifically praised her design input and attention to detail.

Step 2. Pre-construction

Permits, engineering and a detailed line-item budget come before construction begins.

For Hoke County properties, pre-construction can include several county and site approvals depending on the property and utilities available:

  • 1. Soil and site evaluation. The property may need a soil evaluation to determine septic feasibility.
  • 2. Septic and well approvals. For properties without public utilities, Environmental Health approvals can be an important early part of the process.
  • 3. Zoning and site-plan review. Setbacks, easements, wetlands, flood zones and other property conditions may need to be reviewed.
  • 4. Building permit. Plans are submitted for the required building review and permitting.

We help coordinate the applicable steps for your property. Requirements can vary by lot and project, so the exact sequence is confirmed during pre-construction. See how the full build works on our custom home building process page.

Step 3. Construction

You have a clear point of contact and regular updates throughout construction.

You always know who to call and where the build stands. Communication is one of the things our clients mention most.

Step 4. Walkthrough and warranty

We inspect the home together at move-in and remain available after completion. Brown Family Builders also provides the applicable warranty information for the home.

What a custom home costs when building in Hoke County

Our custom homes generally start at approximately $160 per square foot before land. A 2,500 square foot custom home starts around $400,000 before land. Final pricing depends on the home’s design, finishes, site conditions and level of customization. Each home is priced individually rather than from a fixed package.

Site work, septic, well and county permit fees can affect the overall project budget.

We provide detailed pricing during pre-construction so you can understand the major costs associated with your build. When changes are requested during construction, pricing is discussed before the additional work moves forward. For more information, see our custom home construction cost guide for North Carolina.

How long a custom home takes to build

Most of our pre-sale homes currently take approximately eight months from the first meeting through completion.

Timelines shift with permitting, design selections, material availability, weather and overall scope. We treat that eight-month figure as an estimate and keep you updated as the schedule develops.

Staying on schedule matters to us. One recent client noted there were no delays from the original project plan across her entire build.

How much does it cost to build a custom home here?

Our homes generally start at approximately $160 per square foot before land. A 2,500 square foot home starts near $400,000 before land. Design, finishes, site conditions and customization move that number.

How long does the build take?

Most of our pre-sale homes currently take about eight months from first meeting to completion. Permitting, selections, materials and weather can change that estimate.

Can you build on land I already own?

Yes. We evaluate your land first and review factors such as soil, septic, access and zoning so you can better understand the property before construction begins.

Do I need a septic permit before the building permit?

If your lot is not served by public sewer, septic approval may be an early part of the permitting process. The exact requirements and sequence depend on the property and current county requirements.
