Custom Home Builder Serving Vass, NC

You already own the land. The first step is understanding what you can build there and what the site will require.

Brown Family Builders is a family owned custom home builder serving Vass and Moore County, NC. Jason and Lori Brown have been building custom homes since 2021, with the company in business since 2008.

We build on your lot, starting with the property itself. We look at the site, talk through your plans and budget, and stay involved from the first meeting through the final walkthrough.

Start with the land

Before design begins, we start with the property. The site can affect what you can build, where the home can sit and what the project will cost.

Depending on the property, you may need to address private septic, a private well, zoning or watershed requirements.

Even a large property can have soil or site conditions that affect whether and how a septic system can be installed.

Here is what we look at first:

  • Whether the site can support a septic system and what requirements apply
  • Where a private well can be located and what separation requirements apply ● Your buildable area once setbacks are applied
  • How equipment reaches the site and what has to be cleared
  • Zoning, watershed and other site-specific requirements

Finding site issues early can help you avoid spending money on plans that won’t work for the property.

Share the parcel address and we can talk through what needs to be evaluated.

What you can customize

Once we understand what the site allows, the home becomes yours.

Floor plan, square footage, ceiling heights, cabinets, flooring, trim and fixtures. You pick them.

Lori guides homeowners through interior and exterior selections. Customer reviews have specifically praised her design input and attention to detail.

One homeowner changed her fireplace design partway through construction. She also asked for doggy doors for her pets. We made both changes happen, and we worked directly with her architect to update the drawings.

How the build runs

Step 1. Design and planning

We talk through your land, your wish list and your budget honestly. Then we turn that into real plans with real pricing attached.

Step 2. Pre construction

Permits, engineering and a locked line-item budget come before a single shovel hits the ground.

What is the permitting process for a Vass home build?

In Moore County, septic approval comes before the building permit. A valid Improvement Permit and Construction Authorization must be obtained before building or electrical permits are issued.

The general sequence looks like this:

  1. Soil evaluation. Proposed structure locations and property boundaries are marked, and Moore County Environmental Health evaluates the site for septic suitability.

  1. Improvement Permit. Moore County Environmental Health issues this permit based on the proposed use, site conditions and approved septic requirements.

  1. Construction Authorization. This authorizes installation of the approved septic system and is required before the residential building permit can be issued.

  1. Residential building permit. Moore County Planning and Inspections reviews the residential building permit application and required plans.

  1. Vass zoning compliance. A Town of Vass zoning compliance permit may apply if the property is within the town or its ETJ.

Requirements vary by property. We help coordinate the permitting process so you don’t have to manage each step yourself.

Step 3. Construction

One project manager. Weekly updates. Clean job sites.

Step 4. Walkthrough and warranty

We walk the house with you, review the details together, and complete the handoff with the support of a 2-10 Home Buyers Warranty.

What does it cost to build a custom home in Vass, NC?

Our custom homes generally start at approximately $160 per square foot before land. A 2,500 square foot custom home starts around $400,000 before land. Design, finishes, site conditions and customization all affect final pricing, so we price your home against your actual lot.

We establish a clear line-item budget during pre-construction. You can understand the major project costs before construction begins.

If you want to review payment options, see our home construction financing page, or call 910-890-5660.

How long does it take?

Some of our pre-sale homes are currently running about eight months from the first meeting to completion. Treat that as an estimate.

Permits, weather and special order selections can extend the schedule. When the timeline changes, we tell you.

Questions from Vass landowners

Will you build on my land, or only in a subdivision?

Yes. We build on privately owned lots and rural acreage around Vass and throughout Moore County.

I already hired an architect. Is that a problem?

No. We can work from client-supplied plans and coordinate with your architect through construction.

Do I need the septic permit before the building permit?

Yes. Moore County requires an Improvement Permit and Construction Authorization before Planning and Inspections will issue a residential building permit.

What happens if the soil will not support a septic system?

The goal is to identify septic and site constraints early, before you invest further in a design that may not work. We can then look at alternative system types, a different house location, or whether the lot works for the proposed project.

Are you licensed and insured?

Yes. Brown Family Builders, LLC is a licensed NC general contractor and carries liability coverage. The company is a member of the Moore County Home Builders Association and the National Association of Home Builders.

What warranty comes with the home?

Every home is backed by a 2-10 Home Buyers Warranty.
